Hosur has seen rapid growth in the last 5 years. Samsung, Foxconn, and Tata Electronics have set up large facilities here. Thousands of families from Bangalore and other cities have moved to Hosur, and thousands more are building homes on plots they have been holding for years.
This growth has brought more builders into the market. Some are excellent. Many are opportunistic contractors with no track record, no engineering expertise, and no intention of completing what they start if something goes wrong with their cash flow. The flood of demand means a first-time plot owner has more choices and more risks than ever before.
Finding the best builders in Hosur is not about finding the cheapest quote. It is about finding a firm that will still be there when the project finishes, that uses the materials they said they would, and that delivers a home you will be proud of 10 years from now.
Common Problems
These are real situations. Understanding them helps you avoid them.
The contractor seems reliable, starts work well, collects 50 to 60 percent of the total amount, and then slows down dramatically. By the time the client realises the project is being abandoned, the contractor is on to the next job. Legal recourse is slow and expensive. The best protection is a milestone payment structure that never lets you pay ahead of completed work.
Your contract says TATA or JSW steel. You visit the site and see bars with unfamiliar markings, or no markings at all. Without purchase receipts and daily site supervision, you cannot know what went into your foundation. Substandard steel and concrete do not show their defects for 5 to 10 years. By then, legal recourse against a contractor is nearly impossible.
ISI certification on steel bars, electrical wire, and cement is required by Indian standards. Some contractors buy uncertified material at a lower price and pass on a fraction of the saving as a lower quote, keeping the rest as margin. Always ask for purchase receipts and ISI certification during construction, not just in the quote document.
Concrete strength depends on the water-cement ratio, mixing time, and curing. An unsupervised site often has workers who add too much water to make mixing easier, reducing strength by 20 to 30 percent. No structural test before the pour, no cube tests after. By the time the slab is cast, there is no way to redo it.
How We Work
Design Intend is a registered firm in Hosur, licensed with the Council of Architecture (COA). Ar. Chittrarasan, Principal Architect, has been practising since 2014. We are not a contractor who picks up work. We are an architecture-led firm that also executes what we design.
Every major material on our sites has a purchase receipt: TATA or JSW TMT steel, ACC or Ultratech cement, Finolex or Havells electrical wire, Astral CPVC plumbing. You can request receipts at any point during construction. If the bill of quantities said a specific brand, that specific brand was ordered. No substitutions without your written approval.
Our site engineer is not a once-a-week visitor. During active concrete and masonry work, they are on site at minimum three times a week, often daily. They check concrete mix ratios, reinforcement placement before pours, brick laying quality, and plumb and level at every stage.
Every week, clients receive a WhatsApp update with photos and a short video showing current site progress. You can see what has been completed, what is upcoming, and if any decisions need your input. You do not need to visit the site to stay informed. You are never in the dark about your own building.
A rate-based contract leaves you exposed to price increases in steel, cement, and labour. Our fixed-price contract locks in the total amount after a BOQ sign-off. If material costs change between signing and purchase, we absorb the difference, not you. This is possible because we plan and order materials early.
Track Record
Anyone can claim to be a quality builder. These are the proofs that separate claims from reality.
Our 47-page BOQ lists every item of construction: concrete grade per element, steel quantity and brand, brick type, plaster coat thickness, tile grade and brand, electrical cable specification, plumbing pipe brand. You sign a document where every line can be verified on site. There are no surprises in the final bill unless you change the scope in writing.
Since 2014, Design Intend has not abandoned or left a single project incomplete in Hosur, Krishnagiri, Bagalur, Attibele, or Denkanikottai. Every project we started has been handed over to the client. This is not a marketing claim. You can ask any client on our reference list and they will confirm it.
We provide a written warranty covering structural defects, waterproofing failure, and workmanship issues for 1 year from handover. If a crack appears in external plaster, a drain chokes due to poor slope, or a tile lifts, we return and fix it at no cost to you.
2025 Rates
These rates include RCC structure, masonry, plastering, flooring, electrical, plumbing, UPVC windows and doors, exterior paint, and architect supervision. They do not include DTCP approval, soil test, borewell, compound wall, or interior woodwork.
Payment Schedule
Every payment you make is tied to a completed, visible stage of construction. You never pay ahead of work done.
Any builder in Hosur who asks for 60 to 80 percent payment before the structure is up is asking you to fund their working capital risk. Our structure means your money only moves when your building moves forward.
Real Client Story
A plot owner in Bagalur had been sitting on a 2,400 sq ft plot for 3 years. He wanted to build but kept delaying because he had heard too many stories of contractors disappearing mid-project. He had spoken to 4 builders before calling Design Intend.
The other 4 gave him verbal quotes ranging from Rs 38 lakh to Rs 52 lakh. Two asked for 50 percent payment before any work started. None could show him a completed project he could walk through. None provided a written BOQ with brand specifications.

Look for a registered firm with completed projects you can visit in person. Ask for 3 client references and call them. Ask whether the builder provides a fixed-price contract and detailed BOQ with brand names. Ask to see the milestone payment schedule. Avoid firms that ask for more than 40 percent before structural work is visible, or firms with no physical office in Hosur.
Red flags: asking for 60 to 80 percent upfront, no written contract or BOQ, unable to show you completed homes you can visit, no site engineer for supervision, no mention of concrete grade or steel brand, and no structural warranty. If a quote is significantly below the market rate (below Rs 1,700 per sq ft for any standard finish in 2025), the materials or supervision are being compromised somewhere.
A fair payment schedule: 10 percent at signing, 20 percent at foundation, 20 percent at ground floor slab, 20 percent at first floor or roof slab, 15 percent at brickwork and MEP completion, 10 percent at finishing, and 5 percent at handover after snag clearance. The total across all stages is 100 percent. Never pay ahead of completed visible work.
Reputable builders should provide at minimum a 1-year structural defect warranty. Design Intend provides a 1-year warranty from handover covering structural defects, waterproofing, and workmanship issues. We also use materials with manufacturer warranties: Astral pipes, Finolex wire, and Hettich hardware all carry separate extended warranties.
Design Intend charges Rs 1,950 per sq ft for Standard grade, Rs 2,050 per sq ft for Premium grade, and Rs 2,300 per sq ft for Luxury grade construction in Hosur and nearby areas. These rates cover complete civil construction including structure, flooring, electrical, plumbing, UPVC windows, doors, exterior paint, and architect supervision. DTCP approval, borewell, compound wall, and interior woodwork are separate.
